Screening & Applications
- All adult occupants must apply and pass screening through Zillow.
- Evaluations consider credit, income verification, rental history, and background.
- Reasonable accommodations are considered upon request.
Security Deposits (North Carolina)
- Held in accordance with the NC Tenant Security Deposit Act.
- Return timeline: itemized accounting typically within 30 days; if final amounts aren’t known at 30 days, a final accounting is provided within 60 days.
Rent, Late Fees, & Grace Period
- Late fees (if charged) will not exceed $15 or 5% of monthly rent, whichever is greater.
- Late fees are assessed only after the statutory grace period.
Repairs & Entry
- We aim to provide advance notice for non-emergency entry and always respect the tenant’s right to quiet enjoyment.

Evictions
We follow North Carolina’s summary ejectment process through the courts. For nonpayment, we typically provide a demand and time to cure consistent with state requirements before filing.
